NOTICE OF FORECLOSURE SALE UNDER POWER COLQUITT COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Mary D. Braswell to CitiFinancial Services, Inc. dated July 28, 2005 and recorded on July 29, 2005 in Deed Book 876, Page 229, Colquitt County, Georgia Records, and later assigned to Wilmington Savings Fund Society, FSB, d/b/a Christiana Trust as Trustee for PNPMS Trust IV by Assignment of Security Deed recorded on April 16, 2021 in Deed Book 1448, Page 0193, Colquitt County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Twelve Thousand Eight Hundred Eighty-Nine And 77/100 Dollars ($12,889.77), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Colquitt County, Georgia, within the legal hours of sale on June 4, 2024 the following described property: All that tract or parcel of land situate, lying and being in Land Lot 481 of the 9th Land District of Colquitt County, Georgia and being described as follows: to locate the point and place of beginning of the tract herein conveyed commence at the Southeast corner of the intersection of the South right of way margin of Third Street with the East right of way margin of Smith Street, said point being 400.00 feet West of the point of intersection of Third Street with the West right of way margin of Langford Street in the City of Berlin as shown by plat prepared by Hurley J. Being that parcel of land conveyed to Donald Braswell from Joel R. Hart by that deed dated 12/30/1992 and recorded 12/30/1992 in Deed Book 473, Page 568 of the Colquitt County, GA Public Registry. Being that parcel of land conveyed to Mary D. Braswell from Donald Braswell by that Deed dated 10/09/1997 and recorded 10/14/1997 in Deed Book 592, at Page 460 of the Colquitt County, GA Public Registry. Tax ID #: B001 013 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
